Think Tank Special Situations

The TT Special Situations Unit Trust (“TTSS”) has been developed and now
launched in consultation with Think Tank Group Pty Limited and The Boston Group.
TTSS has been established to take advantage of emerging opportunities in the commercial finance market.
In conjunction with Think Tank Group’s Pty Limited $280+ million commercial mortgage backed portfolio, TTSS is designed to enhance the efficiency of the funding to the borrower, whilst providing investors with a risk weighted return in excess of the implied actual risk.
For more than eight years, The Boston Group company, Boston Business Funding Pty Limited (“BBF”) has been responsible for managing, sourcing and executing investments into “special situations” that have seen BBF provide exceptional returns to its investors, every year since inception. The relationship between The Boston Group and Think Tank Group Pty Limited has developed and matured. The evolution of TTSS resolves the scale limitations inherent in the BBF funding model, while providing the underlying operational security of the Think Tank Group Pty Limited experience and portfolio size.
The TTSS program will support a significant expansion in the quantum of the investors included, the amount of funds invested, and the level of sophistication surrounding future investments.
The Trust will be restricted to wholesale and professional investors. Eligible investors fall within the definition of a Wholesale Client as set out in Section 761G (7A) of the Coporations Act (2001).
It is expected that this investment program will have a 2 year life from its initial investment, however, that period is not fixed or restricted in any way. Present intentions and indications are that that the efficiencies provided by TTSS to the Think Tank Group Pty Ltd’s lending platform will fully mature during year 2 of the program, and will likely be of benefit over a longer term. Please note that investors accrue interest income from the date of acceptance of application for Units in the TTSS.
